federation

Nestled in an exclusive Peninsula address with magnificent water views, Balmain Federation breathes new life into a 3-storey Federation home. We transformed the terrace layout to reduce floor level changes, improve spatial flow between rooms, increase natural light and ventilation, and foster long-ranging visual connections through the home. Despite the property’s narrow footprint, we made the most of every inch, delivering ample storage and maintaining a feeling of generosity.

The kitchen’s subtle painted timber cabinetry is contrasted by rich stone accents and warm oak floors, resulting in a space that is both calming and bold in its expression.

Curved ceiling details add visual interest and provide an engaging counterpoint to the home’s structured, geometric layout.

The multi-purpose office space easily transforms into an occasional bedroom for visiting guests. Airconditioning is cleverly concealed within the joinery via a slotted top panel, eliminating visual clutter for a streamlined, integrated aesthetic.

Logical spatial planning avoids dead-ends, enhances flow, and provides opportunities for piggybacking spaces, such as this desk tucked behind the guest bathroom. This spatial logic ensures all spaces not only feel great but also work hard.

Our selection of striking natural stones offer subtle colour accents and points of strength, anchoring key moments throughout the interior.
